Boiler service price guide for London

We do not publish our own prices on this page because they depend on the job. For a guide, here are the figures from the Checkatrade boiler service cost guide, table last updated March 2026. They are UK averages, not London quotes.

Use these to sense check quotes, not to expect a set London price.

Boiler type. A combi has fewer parts to check than a regular boiler with a cylinder, pump, valves and loft tanks.

Access. A boiler in a loft with a ladder, or squeezed into a high kitchen cupboard in a converted flat, takes longer to work on safely.

Landlord checks. A gas safety record covers every gas appliance and flue, so a hob and a gas fire add time.

Parts. Some makers ask for certain seals or gaskets to be replaced when the burner comes out. A blocked condensate trap, worn electrode or flat expansion vessel can be found at the service and priced as extra work.

Parking. Many south and west London streets have controlled parking zones run by the council, such as Lambeth, Wandsworth or Hammersmith and Fulham. Tell us if there is a parking permit or a driveway, as it can affect the time window.

A low price can mean a short visit without the case off. Ask each company:

• Will the case come off and the burner and heat exchanger be inspected?
• Will a combustion test be done with a flue gas analyser, and will the readings be written down?
• Will the Benchmark service record be filled in?
• Is a landlord gas safety record included or extra?
• Is any part replacement included or charged separately?

Gas work in the UK must be done by a Gas Safe registered engineer. Check the ID card and the Gas Safe Register for whoever you book.

Some people prefer a monthly service plan to spread the cost. Others pay once a year. A plan that only covers a service is different from boiler cover, which is insurance for repairs. Our service plans explained page sets out what to ask before signing up.

After the visit the invoice or service record should show the date, the address, the boiler make and model, the engineer's Gas Safe licence number, what was checked and the combustion readings. If parts were fitted, they should be listed. If you are a landlord, the gas safety record is a separate document with its own details for each appliance. Keep both with your boiler paperwork.
