Combi boiler service in London

Full yearly service for combis, with hot water flow and scale checks for London's hard water.

A combi boiler service is a yearly check and clean of a boiler that heats your radiators and your tap water on demand. As well as the standard gas, flue and combustion checks, the engineer tests hot water flow and temperature, because London's hard water leaves scale in the part of a combi that heats tap water.

Your boiler

Who made your boiler?

The name is usually on the front panel.

You need this when

If one of these sounds like your boiler, it is time to book.

  • Hot water swings between hot and cold in the shower
  • It takes longer than it used to for hot water to come through
  • The boiler makes a kettle like rumble when you run a hot tap
  • Hot water flow has dropped even though the cold is fine
  • The boiler pressure keeps dropping and you top it up often
  • Your combi is due its yearly service for the warranty

What happens,
step by step.

  1. 01

    Standard service checks

Gas pressure, burner, main heat exchanger, fan, seals, condensate trap and flue are checked and cleaned, with a combustion test on the flue gases.

  2. 02

    Hot water test

The engineer runs a hot tap and checks flow and temperature against what the boiler should deliver, which shows up scale in the plate heat exchanger.

  3. 03

    Scale protection check

If a scale reducer is fitted on the cold supply, it is checked. Some types need a cartridge or a clean. If none is fitted, the engineer can advise.

  4. 04

    Pressure and expansion vessel

System pressure and the expansion vessel charge are checked. A flat vessel is a common reason combis lose pressure.

  5. 05

    Record and advice

You get a written service record and plain advice on any scale or wear found, with a price before any repair.

Why combis in London need a hot water check

A combi boiler has two heat exchangers. The main one heats the water in your radiators, which goes round and round and does not pick up much new scale. The second, a plate heat exchanger, heats fresh mains water as it passes through to your taps. That fresh water carries new minerals every time you run a tap.

Thames Water says all the water in its region is hard, because it passes through chalk and limestone. Its own scale puts hard water at 200 to 300 mg/l of calcium carbonate and very hard above 300. In the south, SES Water supplies parts of Sutton, Merton and Croydon from chalk wells and publishes hardness by postcode.

When that water is heated, some of the minerals drop out as scale on the plates. The gaps get narrower, flow drops and the boiler struggles to hold a steady temperature. You notice it in the shower first.

What a scaled up combi looks like

Common signs are hot water that runs hot then cold, a boiler that cuts out when you turn a hot tap down, weak hot flow next to strong cold flow, and a rumbling or kettling noise. These signs can have other causes, such as a faulty diverter valve or a flow sensor, so the engineer tests before deciding.

If the plate heat exchanger is badly scaled, the usual fix is to clean it or replace it. Replacement is often simpler on modern boilers. We give a price once the engineer has seen the boiler.

Scale is slow. A combi does not usually go from fine to failed overnight. That is why a yearly hot water test at the service is useful: the engineer can compare flow and temperature with last year's notes and spot a trend before you are left with a cold shower.

Slowing scale down

Thames Water suggests keeping hot water at around 60 degrees to reduce scale and mentions fitting scale reducers. On many combis you can set the hot water temperature on the front panel. Turning it down a little from the maximum can help, as long as it still suits your household.

Many London combis were fitted with a scale reducer on the cold feed. Some are magnetic or electrolytic and need little care. Others use a polyphosphate cartridge that runs out. The engineer checks which you have at the service.

Combis in flats

Combis are the usual boiler in London flats because there is no room for a hot water cylinder. That often means a tight cupboard and a flue through an outside wall or up through the building. Tell us where the boiler is when you book, and clear the cupboard before the visit, so the engineer can get the case off and work safely.

Gas work in the UK must be done by a Gas Safe registered engineer. Ask to see the ID card and check it on the Gas Safe Register.

Price

What affects the price

A standard combi service is priced when you book. Extra cost comes from parts found worn, a scaled plate heat exchanger, a scale reducer cartridge, or hard access.

WhatPrice
One off gas boiler service (UK average, not our price)£80 to £120
Plate heat exchanger clean or replacementprice confirmed after a look at the job

Good questions.
Clear answers.

What people ask about combi boiler service in London.

Just ask us
How often should a combi boiler be serviced?

Once a year, the same as other gas boilers. Most makers make this a condition of the warranty.

Can I descale my combi myself?

No. Getting to the plate heat exchanger means opening the boiler, which is gas work and must be done by a Gas Safe registered engineer.

Will a water softener help?

It can reduce scale, but Thames Water advises against drinking softened water and suggests a separate drinking tap. Ask the engineer before fitting one, as some boiler makers have rules about softened water in the heating circuit.

My hot water is fine but the heating is weak. Is that scale?

Probably not. Weak heating is more often sludge in the radiators, a pump problem or a valve fault. The engineer checks both circuits at the service.
