System and regular boiler service in London
Yearly service for system and heat only boilers, including pumps, valves and hot water cylinder checks.
System and regular boilers heat water into a hot water cylinder rather than on demand. A service covers the same gas, flue and combustion checks as a combi, plus the parts that go with a stored hot water setup: the pump, motorised valves, cylinder controls and, on unvented cylinders, the safety valves. Regular boilers also have tanks in the loft.

You need this when
If one of these sounds like your boiler, it is time to book.
- You have a hot water cylinder in an airing cupboard
- There are water tanks in your loft that feed the heating or hot water
- Hot water runs out sooner than it used to
- Some radiators heat up and others stay cold
- You hear the pump humming or the system gurgling
- Your unvented cylinder has not been checked in the last year
What happens,
step by step.
- 01
Boiler checks
The gas supply, burner, heat exchanger, seals, flue and condensate trap are checked and cleaned, with a combustion test.
- 02
Pump and valves
The pump and motorised valves that send hot water to the cylinder or radiators are checked for correct operation.
- 03
Cylinder controls
The cylinder thermostat is checked. On an unvented cylinder the pressure and temperature relief valves and expansion vessel are checked to the maker's instructions.
- 04
Loft tanks on regular systems
Where safe access exists, the feed and expansion tank is checked for water level, float valve and lid.
- 05
Record and advice
You get a written record and notes on anything worn, with a price before any repair.

System, regular, what is the difference?
A regular boiler, also called a heat only or conventional boiler, works with a hot water cylinder and usually two tanks in the loft. One tank feeds cold water to the cylinder and one small tank tops up the heating. This is common in older and larger London houses.
A system boiler has the pump and expansion vessel built in, so it does not need the small heating tank in the loft. It still heats a cylinder. Many system boilers in London houses are paired with an unvented cylinder, a sealed tank fed straight from the mains that gives stronger hot water pressure.
Both types are more common in the outer suburbs we cover, such as Bromley, south Croydon, Wimbledon and Ealing, where family houses have airing cupboards and lofts. Converted flats in inner south London are mostly combis.
Extra checks for stored hot water
Because hot water is stored, the controls between the boiler and cylinder matter. A sticking motorised valve can mean hot water but no heating, or the other way round. A failing cylinder thermostat can leave water too cool or too hot.
Unvented cylinders hold water under mains pressure. They have safety devices: a pressure relief valve, a temperature and pressure relief valve and an expansion vessel. Makers ask for these to be checked regularly, usually yearly, by someone competent in unvented hot water systems. Ask for it when you book so the right checks are planned in.
In London's hard water, scale builds up in cylinders too, especially around the coil that the boiler heats. A slow cylinder that takes much longer to heat can be a sign.
Older systems and sludge
Open vented systems, the ones with a loft tank, take in a little fresh water and air over the years. That leads to rust inside radiators, which settles as black sludge. You see radiators that are cold at the bottom and warm at the top.
A magnetic filter on the return pipe to the boiler catches much of it. If you do not have one, or yours has not been cleaned, the engineer can talk you through our magnetic filter clean and system health check.
Gas work in the UK must be done by a Gas Safe registered engineer. Ask to see the ID card and check it on the Gas Safe Register.
Loft boilers and airing cupboards
Regular boilers in older London houses are sometimes in the loft, the kitchen, or even the basement of a split level house. A loft boiler needs a safe ladder, boarding to stand on and a working light so the engineer can take the case off. Tell us where yours is when you book.
The airing cupboard also needs to be reachable. Clear shelves around the cylinder thermostat and valves before the visit if you can. On unvented cylinders, the discharge pipe from the safety valves (called a tundish and pipe) should be visible and run to a safe place outside. The engineer will check it is clear.
Price
What affects the price
A system or regular boiler service takes a little longer than a combi because there are more parts to check. The price is confirmed when you book, based on the boiler, the cylinder type and access.
| What | Price |
|---|---|
| One off gas boiler service (UK average, not our price) | £80 to £120 |
| Unvented cylinder safety check at the same visit | quote on booking |
| Motorised valve or pump repair | price confirmed after a look at the job |
| Loft boiler with ladder access | quote on booking |
No prices are shown on this site. Every job is priced after a look at it, by photo or a visit.
Good questions.
Clear answers.
What people ask about system and regular boiler service in London.
Just ask usHow do I know if I have a system or regular boiler?
If you have a hot water cylinder and two tanks in the loft, it is likely a regular boiler. A cylinder but no small heating tank in the loft usually means a system boiler. The model name on the boiler front often says too.
Does my unvented cylinder need a separate service?
Makers usually ask for yearly checks on the safety valves. It can often be done at the same visit as the boiler service if the engineer is competent in unvented systems. Ask when booking.
Should I swap to a combi?
Not always. Houses with two bathrooms or more often do better with stored hot water. The engineer can talk through options, but a service is about keeping what you have working well.
