A yearly boiler service, done properly

For a boiler service in London, book a Gas Safe registered engineer once a year, ideally in spring or summer before the autumn rush. A full service checks the gas pressure, burner, flue, seals and combustion, and records it for your manufacturer warranty. Landlords also need a yearly gas safety record, often called a CP12.

London Boiler Servicing looks after gas boilers in houses and flats across south and west London. A service is not a quick look. The engineer takes the case off, cleans and checks the parts that wear, tests what the boiler is burning and breathing out, and writes it all down so you have a record.

Which visit do I need?
  1. 01

    Hard water everywhere we cover

Thames Water says all the water in its region is hard because it passes through chalk and limestone. In a combi boiler that scale builds up in the hot water heat exchanger, so a service in London should always include a look at hot water flow and temperature.

  2. 02

    Boilers squeezed into flats

Victorian houses in Clapham, Brixton, Fulham and Brockley were split into flats, and the boiler often ended up in a kitchen cupboard, a hall cupboard or the loft. We ask where yours is when you book, so the visit is planned for the access you have.

  3. 03

    Hidden flues in newer blocks

Many flats built since 2000 along the river and in town centres have the boiler flue running through ceiling voids. Since 2013 an engineer who cannot see the flue must treat the boiler as at risk, so inspection hatches matter at service time.

How a booking works

Book my service
  1. 01

    Tell us about your boiler

Give the make, rough age, when it was last serviced and whether you need a landlord gas safety record. A photo of the boiler front and its data badge helps.

  2. 02

    Pick a day

Choose a preferred day and we confirm a time window. Landlords can give tenant contact details and we arrange access with them.

  3. 03

    The service visit

Gas work in the UK must be done by a Gas Safe registered engineer, so ask to see the ID card on arrival. The engineer then checks the boiler and flue, cleans what needs cleaning and runs a combustion test with a flue gas analyser.

  4. 04

    Your record

You get a written service record, with the Benchmark section filled in where the boiler has one. Landlords get the gas safety record to pass to tenants. Any faults are explained in plain words with a quote before any work.

Good questions.
Clear answers.

Still not sure what your boiler needs?
Ask, and get a straight answer.

Just ask us
How often should a boiler be serviced?

Once a year. Boiler makers such as Worcester Bosch and Vaillant make a yearly service a condition of their guarantee, and the yearly gas safety check is a legal duty for landlords. Owner occupiers are not forced by law, but a yearly check is how faults and carbon monoxide risks get caught early.

How much does a boiler service cost in London?

We confirm the price when you book, once we know the boiler type and what you need. For a guide, Checkatrade's 2026 cost guide puts a one off gas boiler service at £80 to £120 across the UK. A service with a landlord gas safety record, or extra appliances such as a gas hob or fire, takes longer.

How long does a boiler service take?

Most services take around an hour once the engineer can reach the boiler. Tight cupboards, loft boilers, a regular boiler with a cylinder, or a landlord check covering several appliances can take longer. We ask about access when you book so the time is planned in.

What does a boiler service include?

The engineer checks the gas pressure and supply, removes the case, inspects and cleans the burner, heat exchanger and condensate trap, checks seals and the flue, and runs a combustion test. They also check controls and safety devices, then write up a service record.

Is a gas safety certificate the same as a boiler service?

No. A landlord gas safety check confirms each gas appliance and flue is safe to use. A service goes further, cleaning and adjusting the boiler so it keeps working well. Many landlords book both at the same visit.

Will a missed service void my boiler warranty?

It can. Worcester Bosch says yearly servicing must be completed each year to keep the guarantee valid, and Vaillant says the boiler must be serviced annually. Terms vary by maker and model, so check your guarantee certificate and book as soon as you notice a service is due.

Can I have my heating on before the boiler is serviced?

Yes, if the boiler is working normally and there are no warning signs. If you see yellow or floppy flames, soot marks, a pilot light that keeps going out, or a carbon monoxide alarm sounding, turn it off and get it checked first.

How do I know the engineer is Gas Safe registered?

Ask to see their Gas Safe ID card. It shows a photo and licence number, and the back lists the types of gas work they are qualified to do. You can check the number on the Gas Safe Register website before the visit.

Safety first

If you smell gas or suspect carbon monoxide

  1. 01

Call the National Gas Emergency Service on 0800 111 999 straight away. It is free and open all day, every day.

  2. 02

Turn off the gas at the meter if you can reach it safely. The lever is usually beside the meter, turn it so it sits across the pipe.

  3. 03

Open doors and windows to let air in.

  4. 04

Do not use light switches, plugs, doorbells or anything that could spark, and do not smoke or light a flame.

  5. 05

If anyone has headaches, dizziness or sickness that ease when they go outside, leave the property and get medical advice. These can be signs of carbon monoxide.

  6. 06

Do not use the boiler again until a Gas Safe registered engineer has checked it.
