Short answer: Checkatrade's 2026 cost guide says a landlord gas safety certificate typically costs from £60 to £90 for a property with one boiler and one gas hob or fireplace. London quotes depend on how many gas appliances there are, whether a full boiler service is added, access arrangements with tenants, and any repairs needed to pass.
Landlords in south and west London often book several gas safety checks a year. Knowing what drives the price helps you budget and compare quotes fairly.
The published figures
We do not invent prices. The Checkatrade boiler service cost guide says a landlord gas safety certificate typically ranges from £60 to £90 for a property with one boiler and one gas hob or fireplace to check. The same guide puts a one off gas boiler service at £80 to £120. These are UK averages, not London quotes.
| Job | UK figure from Checkatrade |
|---|---|
| Landlord gas safety certificate, one boiler and one hob or fire | from £60 to £90 |
| One off gas boiler service | £80 to £120 |
What changes the price
Number of appliances
The check must cover every gas appliance and flue you provide. A studio flat with a combi and a gas hob is the simplest job. A house with a boiler, a gas hob and a gas fire takes longer, and some engineers charge per appliance.
Adding a service
The safety check does not include stripping and cleaning the boiler. A service does. Many landlords add a service at the same visit, because makers usually ask for one yearly and HSE expects landlords to maintain appliances. See our post on the gas safety check vs boiler service.
Access
Most London landlord checks happen with tenants in place. Missed appointments, waiting for keys or arranging access through an agent can all add cost. Give the engineer tenant contact details and confirm the time with the tenant in advance.
In Fulham and similar areas, where many lets are handled by agents, the agent often holds keys and arranges access. Our Fulham area page covers the lettings there.
Hidden flues
In newer blocks, flues that run through ceiling voids need inspection hatches. If hatches are missing, the engineer cannot pass the flue and the record will show the boiler as at risk. Fitting hatches is a separate cost. See our post on flues in voids.
Repairs to pass
If an appliance has a defect, the record shows it. If it is unsafe, the engineer follows the unsafe situations procedure. Fixing it is extra and priced after the check.
Parking
Controlled parking zones cover much of south and west London. Some engineers add parking costs. Mention any permit or space when booking.
Several properties
If you have flats in the same building, booking them on one day often brings the cost per flat down because travel and parking are shared. It also keeps all the records on one date. You can use the two month early window to line them up. See our post on early renewal.
HMOs
Houses in multiple occupation can have more gas appliances, more flues and more people to arrange access with. Expect the check to take longer. HMO licensing in London boroughs often asks for an in date gas safety record as part of the licence conditions.
What you should get for the price
| Item | Check it is there |
|---|---|
| Each appliance listed with location | Boiler, hob, fire |
| Results for each check | Gas tightness, flue, ventilation, safety devices |
| Defects and action taken | Clear notes |
| Engineer’s name and Gas Safe licence number | Required |
| Date of check | So you can track expiry |
Can the cost go to the tenant?
In England, the Tenant Fees Act 2019 limits what fees landlords and agents can charge tenants. Gas safety checks are a landlord legal duty, and charging tenants for them is generally not allowed. Factor the cost into your letting budget.
Comparing quotes
Ask each company:
- Is the price per property or per appliance?
- Is a boiler service included or extra?
- Is VAT included?
- What happens if the tenant is not in?
- Will you send the record digitally on the day?
Gas work in the UK must be done by a Gas Safe registered engineer. Check the engineer’s ID card and the number on the Gas Safe Register.
Other costs to plan for
The quoted price is not always the full cost of being compliant. Think about the extras that sit alongside the check:
- Fitting or replacing carbon monoxide alarms where they are required
- Repairs to appliances that fail the check
- Inspection hatches for concealed flues in newer blocks
- Return visits if a tenant misses the appointment
- A full boiler service if the check alone does not meet the boiler maker’s warranty terms
None of these are the engineer overcharging. They are part of running a safe let, and budgeting for them avoids surprises.
Booking several lets at once
If you have several flats across south London, ask whether the company can schedule them on a route, for example all your Brixton and Clapham flats on one day. It saves travel time, keeps dates together, and gives you one batch of records to send out.
Booking
See our landlord service and CP12 page and give us the number of appliances, the address and tenant contact details. We confirm the price when you book.
Quick questions
Is a gas safety certificate cheaper with a service?
Booking both at one visit is usually cheaper than two separate visits, though it costs more than the safety check alone.
Who pays for the gas safety certificate?
The landlord. It is the landlord's legal duty and the cost cannot normally be passed to tenants as a fee.
Does the price include repairs?
No. Any defects found are priced separately before work.
